What's the Process?

It's the difference between a good experience and a horrible one. In a world where lenders all have close to the same rates and all the same loan programs, the process that we have developed through years of experience allows us to make your loan as stress free as it can be. Let's face it, your not buying a jet ski here, you're buying a home. The financing is far more complicated and having a true professional to guide you through with a lock step, well defined process....will make the process of buying your home, the way it's supossed to be, enjoyable!

There are several main stages involved in getting a loan. You'll see that we've made your part in them as easy as possible, and we do all the work! That's what we're here for.

Stage one: Get pre-approved

This is where the rubber meets the road and how well it's done, ultimately will affect the whole process. First it helps to get an overall sense of your needs, wants and goals for this transaction. Then, you supply information about your employment, your assets, your residence history, and so on. We'll ask a whole lot of questions, but I feel it's very important to go the extra mile here and not make any assumptions, that could be disasterous later. We get your permission to run your credit report and review that with you. Once we have gone over all the information we can issue you a Pre-Approval Letter. Handle it with care -- to a home seller, it's like a suitcase full of cash! Your realty agent will use your Pre-Qual (as they may call it) to make the best offer on the home you choose, and the seller knows you're pre-qualified. Most of the time they have to be included with any offer you make on a home.
Stage Two: The initial loan application and disclosure

Once you've made an offer and it's been accepted, it's time to complete the loan application. Depending on how long it's been since we've done your pre-approval, we'll make sure the info we have is updated, then we'll need to get your signatures on the application and disclosures. This can be done in person or by certified digital signatures, through a secure electronic document system.
Stage Three: your loan is processed 
This is the stage in which we, do all the things that are required to complete your mortgage loan. Your file is given to Amanda, she checks over everything to make sure nothing was missed and then submits the file to our processing department. She will contact you for any additional documentaion that the underwriter may request. We try to get as much as we can to start with to prevent the "daily call asking for something new". We actually have about a 30 step process to complete you loan from here, and I'll be adding that to the site soon.

Once the underwriter has reviewed every piece of documentation for the loan, including the title and appraisal. Then they will clear the loan to close. Only then, no matter what anybody tells you, is the actually approved.

Now all you have to do is move!
